Renting a monthly apartment in Da Nang: what it costs and what to check before you sign
Everything about a long stay in Da Nang gets easier once the lease is sorted. Where you work, where you eat, how far the beach is — all of it follows from that one decision. And unlike a hotel booking, a monthly rental is something you’ll live with for the whole trip.
Here’s what’s actually listed right now, and the questions worth asking before you commit.
What a month costs, by area
Figures below come from the first 20 of 365 listings on vietSpots, surveyed on 27/10/2026, all quoted per month. These are listed asking prices on the platform, not a market-wide survey — a starting point for comparison, not a benchmark.
🌊 Sơn Trà — beachside, within walking distance of Mỹ Khê Beach. Serviced one-bedrooms sit around 800–880 USD: Altara Suites, 56m², sea view at 800 USD, Sun Ponte 2, 55m² at 880 USD. Larger and higher-floor units climb from there — a corner two-bedroom at Altara is 1,300 USD, Wyndham Soleil with partial sea view 1,400 USD. You’re paying for the beach and the building amenities.
🏄 Ngũ Hành Sơn — the An Thượng side, where most long-stayers end up, and the widest spread anywhere. A one-bedroom garden house in Nam Hòa Xuân starts at 500 USD; a two-bedroom at Mường Thanh with new furniture is 710 USD; a two-bedroom at Azura with Han River views reaches 1,300 USD; and a five-bedroom, four-storey house tops out at 1,500 USD.
🏙️ Hải Châu — central, near the markets and the river, often the best value of the four. A furnished balcony studio on Hóa Sơn 10 is 580 USD, a one-bedroom with a private rooftop 780 USD, a new one-bedroom with a pool from 500 USD. At the upper end, a two-bedroom at Indochina Riverside with river views is 1,200 USD.
🏡 Cẩm Lệ and further out — where you go for space. A four-storey, three-bedroom house on Lý Nhân Tông is 1,000 USD and gives you considerably more floor area than the same money near the beach.
Before you sign
💰 What’s actually included — some listings quote a rent that already covers the building management fee, others don’t, and electricity, water and internet are usually separate. Ask for the full monthly figure. 📄 Deposit and term — months paid up front, months held as deposit, and the conditions for getting it back. Most listings don’t state this, so ask. 🔧 What happens when something breaks — who fixes the air conditioner, and how fast. 📶 Internet before you commit — request a speed test from inside the unit in the evening, not the building’s advertised plan. 🧾 Temporary residence registration — whether the landlord handles it and what they need from you. Confirm the current requirement with the local authority yourself; a landlord’s assurance isn’t an official answer. 🅿️ Motorbike parking — whether it's included or not, and whether there's space if you rent one later.
You can send a booking request on any listing the same day; confirmation comes back separately once the landlord responds. Listed prices change as listings turn over, so check the listing page for the current figure rather than relying on any article.
